AI image by LocalRankCollecting the keys to a new BTO or condo in Singapore starts a one-year Defects Liability Period during which the developer must fix genuine defects for free — but only for what gets flagged and lodged in time. A resale flat carries no such window at all. These ten Singapore firms send a trained inspector to walk the unit before renovation begins, checking tiling, doors, electrical points, plumbing and more, and compile findings into a report you can hand to the developer, the HDB Building Service Centre or your own records. Treat this as a shortlist to compare against your own timeline and budget, not a ranking.
1. A1 Inspection
A1 Inspection offers defect checks spanning BTO and condo key collection, resale pre-purchase inspections and post-renovation reviews, structured across up to five visits: an initial walkthrough that lodges defects, a joint session with the Building Service Centre or developer, a takeover check, a post-renovation pass and a final follow-up. The company says its inspectors hold RICS and BCA CONQUAS credentials, with combined team experience it describes as running into decades and well over ten thousand homes inspected to date. It also says it offers ongoing WhatsApp support for defects that surface after the paid inspection ends, suiting owners who want one firm following a unit from key collection through to the end of renovation.

2. Absolute Inspection
Absolute Inspection says it was Singapore's first defects-inspection firm to hold RICS (Royal Institution of Chartered Surveyors) certification, and its site names a leadership team with specific engineering credentials: founder Tan Wee Kwang as a former BCA Deputy Director, Jake Yeoh as a Chartered Building Surveyor and RICS member, and Chua Wee Koon as a Professional Engineer who previously worked at Arup. The firm covers new, resale, rental and renovated properties, and says its team includes members trained as thermographers who run thermal-imaging scans to spot water seepage behind walls and ceilings. Operating since 2015, it says it has carried out tens of thousands of inspections and also takes on corporate clients such as developers, not only individual homeowners.

3. Uncle Defect SG
Uncle Defect SG runs tiered packages from a single Bronze visit up to a five-trip Diamond package that adds a pre-rectification joint inspection with the developer, a post-rectification handover check and a post-renovation pass, and it can lodge findings using a developer's defect form or the NOVADE app. The company says it and its shareholders and directors hold RICS certification, positioning its reports as usable in formal dispute channels such as CASE mediation or the Small Claims Tribunal. Founder Uncle Amos previously worked in renovation and interior design for over a decade, and the firm markets its inspectors' design background as a reason they catch issues a purely construction-trained eye might miss. It says it has inspected properties since 2014.

4. SG DefectScan
SG DefectScan positions itself around Defects Liability Period inspections for new HDB, EC, condo and landed handovers, alongside pre- and post-renovation checks and tenancy or ad hoc inspections. Its stated scope covers a unit's architectural, electrical and plumbing elements for workmanship, functionality and finishing problems. The firm says its inspectors are BCA CONQUAS certified and that the company itself carries ISO 9001, 14001 and 45001 certification plus bizSafe status, framing quality management as a company-wide system rather than one inspector's individual judgement. It says it runs from two Singapore offices, including a base at Parklane Mall, and offers WhatsApp consultation plus an offsite warranty on defects it identifies after the paid visit.
5. Imperfeccion Specialists
Imperfeccion Specialists covers a wider span of situations than most defect-check firms: BTO and HDB flats with developer liaison through BCA-aligned processes, private and executive condos including furnishings, landed homes (extending to pest and pool assessments), and resale or pre-purchase inspections aimed at hidden issues such as water damage or structural cracks. It's one of the few in this list that explicitly offers Periodic Structural Inspection, the five- or ten-yearly structural check some older buildings require, plus a standalone air-conditioning assessment pitched at resale and rental buyers. A typical visit runs three to six hours depending on unit size. The company says its inspectors are BCA-qualified with at least two years' experience and that its process is CONQUAS-compliant and NOVADE-compatible.

6. Ark Interior
Ark Interior markets defect inspection as a lead service alongside its interior design and renovation work, covering HDB BTO and Sale of Balance flats, private condos, ECs and landed homes, with package tiers from a single Essential check up to a multi-round Comprehensive plan adding developer coordination and a post-renovation verification visit. Its point of difference is a legal and dispute angle: the site names team members it describes as accredited expert witnesses through the Asia Pacific Institute of Experts, plus an engineering Senior Member and a Certified Project Manager, and cites more than 25 years of site experience among its people. It also says it has appeared on Singapore broadcasters to discuss defect inspection. Because the company also renovates, ask how the two sides of the business are kept separate.

7. Spot-On Inspectorate
Spot-On Inspectorate covers new-home defect inspections before renovation and post-renovation defect checks, working across HDB flats plus executive and private condos, and examining tiling, painting, carpentry, electrical points and plumbing for workmanship issues. The firm says it has more than 20 years in Singapore's construction and renovation trade and that its inspections follow BCA CONQUAS guidelines, and its site displays RADAC Certified Member status. It runs a three-trip structure — an initial inspection, a joint session with the developer or building authority, and a final rectification check — with a single visit typically taking one and a half to three hours and a written report promised within two working days. It also offers renovation consultation and HDB WiFi or home-networking advice as add-ons for booked clients.
8. W&W Inspection
W&W Inspection is run as a small, engineering-led practice rather than a large customer-facing brand: its team leader holds an NUS honours degree in civil engineering and a master's in project management, with the site citing nine-plus years in building and construction and prior work as a rectification engineer alongside HDB and private developers. Its checklist spans architectural items such as floors, walls, ceilings, seepage and tiling, doors, windows and carpentry, structural and cosmetic issues, electrical points, air-conditioning, and plumbing including water-ponding tests, and covers post-renovation, post-tenancy and commercial inspections alongside the standard new-home check. The firm offers flexible add-on visits to monitor rectification progress or re-inspect a unit afterward. It says it holds BCA CONQUAS and bizSAFE Level 1 certification and has a portfolio spanning dozens of condominium and HDB projects.

9. Advance Inspection
Advance Inspection, established in 2017, splits its business into three parts: defects inspection as the core service, indoor-air-quality and formaldehyde testing, and interior project consultancy. The defect side follows the familiar pattern of checking architectural, plumbing and electrical items against BCA guidance, with the firm saying its inspectors bring a combined 40 years in the industry and that a typical visit runs four to six hours before a detailed report is compiled for submission to the developer or HDB. The formaldehyde and air-quality testing is the more unusual offering: it lets a buyer check a newly renovated unit for off-gassing from fresh paint, laminate and furniture, a concern separate from cosmetic or structural defects. Ask whether that testing is bundled with a defect check or priced separately.

10. Easy Inspection
Easy Inspection, operated by Mighty Home Services Pte Ltd, structures its Defects Liability Period inspection as tiered packages distinguished mainly by trip count — one visit, three visits or five visits — alongside a separate general defects inspection aimed at resale buyers, landlords and agents, and a two-stage post-renovation inspection. Checks cover architectural items such as ceiling seepage, cracks and fixtures, mechanical items including piping, water pressure and drainage, and electrical points and appliances. The company says its inspectors are full-time rather than freelance, that it follows BCA-compliant and CONQUAS standards, and that an RICS-certified inspector can be requested for an add-on fee. It lists a long run of completed BTO and condo projects on its site, from Tampines and Punggol to Normanton Park, as examples of past work.

How to choose
- Time it around key collection, not renovation start: an inspection is most useful before the Defects Liability Period clock runs and before any hacking or tiling begins, since a defect covered by paint or new tiles becomes far harder to prove was there at handover. Book the visit for the same day as key collection or within the first week if possible.
- Match the trip count to your situation: a single-visit check suits a fast resale purchase, but a BTO or new condo often benefits from a multi-trip package that includes a joint inspection with the developer's Building Service Centre and a follow-up after rectification, since defects are sometimes only properly fixed on the second attempt.
- Check what certifications actually mean: BCA CONQUAS training and RICS membership are the two credentials that recur across Singapore inspection firms, and a small number of firms say their reports are accepted in formal dispute channels such as CASE mediation or the Small Claims Tribunal. Verify a specific claim on the certifying body's own directory rather than taking a badge on trust.
- Ask what the report format is and who it goes to: some firms fill a developer's own defect form or the NOVADE app used on many project sites, which speeds up lodging with the Building Service Centre, while others hand you a generic PDF you must re-enter yourself. For a resale flat, ask instead how findings are documented for your own negotiation or records.
- Ask about tools, not just checklists: thermal-imaging scans for water seepage and hidden electrical hotspots, and moisture meters for damp readings, go beyond what a visual walkthrough with a tapping rod can catch, but not every package includes them. Confirm in writing which specific equipment is used on your visit and whether it costs extra.
