Every property agent in Singapore is registered with the Council for Estate Agencies, and every agency is licensed by it. That means you never have to take an agent's word for their standing: CEA runs a public register, and the check takes a minute. This page explains what to check, what CEA's register does and does not tell you, and how the agencies compare in one respect the register measures plainly — their size.

The one check that matters: CEA registration

As at 2026-09-24, CEA's register lists 38,564 registered salespersons across 1,015 licensed estate agencies. A person who takes you through a sale or a rental must be one of them.

An agent's registration number is the letter R or P followed by digits and a check letter, such as R012345A; an agency's licence number begins with L. Ask for the number, then look it up in CEA's Public Register. It shows whether the registration is current, which agency the agent is registered with, and whether CEA has taken any disciplinary action. An agent who cannot give you a number, or whose number does not resolve to their name and agency, is the hard stop.

How the agencies compare on size

The register measures one thing about an agency cleanly: how many salespersons are registered under it. Most agencies are small — 506 of the 1,015 have a single registered salesperson, and 433 have between two and ten — while a handful are very large: 10 agencies have more than a hundred. The table below lists the fifteen largest by that count.

Size is a fact about an agency, not a verdict on it. A larger agency has more agents, not necessarily a better one for your transaction, and this page does not rank agencies on quality. The figure is here because it is something the register states plainly and readers often ask.

How to check an agent yourself

  1. Ask for the agent's full name and CEA registration number.
  2. Look the number up in CEA's Public Register at cea.gov.sg.
  3. Confirm the registration is current and the agency name matches who they say they work for.
  4. Read the register's record of any disciplinary action before you sign an agreement.

What this page cannot tell you

  • It cannot tell you which agent or agency to choose. Registration is permission to practise, and size is a headcount — neither is a measure of how well an agent will handle your sale.
  • The counts are CEA's register as at 2026-09-24. Registrations are renewed annually and change through the year, so confirm an agent on CEA's current register before you act.
  • The register records current registration and disciplinary history; it does not publish a performance or satisfaction score, and this page invents none.
