An aircon chemical wash in Singapore strips and cleans the fan coil far more thoroughly than a routine service, and a full chemical overhaul goes further, dismantling the unit to soak every part. The ten companies below all operate here and describe their chemical wash or overhaul methods on their own sites. Treat it as a starting shortlist to compare, not a strict ranking.

1. Billy Aircon

Billy Aircon is a Singapore aircon servicing company that, by its own account, has operated since 2003 and works island-wide. It draws a clear line between a non-dismantle chemical wash, where solution is applied to the mounted fan coil and then flushed out, and a full chemical overhaul, in which the unit is taken apart and each component is soaked, scrubbed and rinsed before reassembly. The company says it services all major brands and backs its work with a 90-day workmanship warranty.

2. Newway

Newway is an air-conditioning specialist that says it has delivered servicing in Singapore for more than 30 years. Alongside a conventional chemical wash and overhaul, dismantling the fan coil, filters, drainage and evaporator coils for cleaning, it promotes a natural probiotic treatment it describes as a chemical-free alternative using beneficial microbes, as well as steam cleaning. That range makes it worth a look if you want to weigh chemical against greener cleaning methods on the same unit.

3. Coldway

Coldway offers both a chemical wash, which dismantles parts such as the fan coil, filters, evaporator coil and drainage system for cleaning and rinsing, and a more extensive chemical overhaul in which each internal part is chemically cleaned, lubricated, dried and reassembled. It says it cleans with an alkaline concentrate and services most major brands, naming Daikin, Mitsubishi, Panasonic and LG. A 90-day workmanship warranty is stated on its site.

4. GoodCool

GoodCool sets out its chemical wash as a four-step job: dismantling and an initial clean, a deep chemical clean of the evaporator coil, drying and inspection, then reassembly and testing. It contrasts this with what it calls amateur spray cleaning, arguing a proper wash reaches deep into the coil fins without removing the unit from the wall, and says it uses eco-friendly, NEA-approved chemicals. The company states it has more than ten years of experience and works on brands such as Daikin and Mitsubishi.

5. 81Aircon

81Aircon is a registered company whose site dates its operations to 2009 and offers a chemical overhaul that dismantles the fan coil, blower, filters and drain pan for deep cleaning with a specialised solution before rinsing, drying, reassembly and a final cooling test. It says it handles everything from HDB units to large commercial systems and lists support for brands including Daikin, LG, Midea, Mitsubishi and Toshiba. Its office is listed at Toh Guan Centre.

6. 338 Aircon

338 Aircon says it has about 15 years in the trade and completes a chemical overhaul in roughly an hour per unit, dismantling the internal parts to spray and clean the fan coil, blower, water tray and filters before reassembly. It states its technicians carry a minimum of five years' experience and aim to finish the job in a single trip, and it backs chemical washing with a three-month warranty. The company works across Singapore and highlights coverage of the northeast, including Punggol, Serangoon, Kovan and Tampines.

7. SuperClean SG

SuperClean SG runs its aircon chemical wash as a four-stage routine: carefully dismantling the fan coil and components, applying a formulated chemical solution, letting it soak, then rinsing everything through with water. It stresses that full dismantling is what separates a real chemical wash from surface-only spraying, describes its chemicals as industry-approved and non-toxic, and offers an optional probiotic treatment for bacteria. A 90-day workmanship warranty is stated on its site.

8. Coolcare

Coolcare offers both a chemical wash and a chemical overhaul, the latter fully dismantling the unit to deep-clean every internal component, and adds steam cleaning as an eco-friendly option it says removes most bacteria. The company states it has more than ten years of experience, works across Singapore from a base at Mandai, and services split and centralised systems from brands including Daikin, Mitsubishi, Panasonic, LG and Toshiba. It is a broad-coverage option if you want several cleaning methods from one provider.

9. SoCool

SoCool is a Singapore aircon company whose chemical wash submerges the key internal parts in chemical solution to lift acid stains, dust and debris, and also treats the drainage tray and pipes where blockages build up. It offers steam cleaning as a related method and says a chemical wash should keep a unit in good condition for at least twelve months. Its site lists work across brands including Carrier, Daikin, Fujitsu, Midea, Mitsubishi, Panasonic and Toshiba.

10. JetStyle

JetStyle handles chemical overhaul for both homes and commercial premises, fully disassembling the unit and using what it calls a powerful chemical combination to clean and sanitise the whole system, clearing blockages and built-up grime from filters and components. It frames the overhaul as a step beyond a general jetwash, aimed at units with dropping efficiency, poorer air quality or frequent faults. The company lists servicing for major brands including Daikin, Fujitsu and LG.

How to choose

  • Know the difference between a surface 'chemical clean' and a true chemical wash or overhaul. A genuine wash dismantles the fan coil so parts can be soaked and flushed, while spraying chemicals onto a still-mounted unit is quicker and cheaper but does not reach trapped grime. Ask exactly what will be taken apart.
  • Decide whether you need a wash or a full overhaul. A chemical wash usually handles weak airflow or a musty smell, whereas a full overhaul, which completely disassembles the unit and soaks every component, suits older systems, heavy mould or persistent leaks. Ask the technician to diagnose the unit before agreeing to the larger job.
  • Confirm what the visit includes and how long it takes. Check whether the drainage pipe and water tray are cleared, whether a gas top-up or fault check is part of the price or billed separately, and roughly how much time is allotted per unit, since a rushed ten-minute 'wash' rarely means full dismantling.
  • Check the warranty and its terms in writing. Providers commonly state a workmanship warranty of around 30 to 90 days, so confirm the length, what it covers, and whether a re-service is free if the same problem returns soon after.
  • Ask about the chemicals and safety, especially with children, pets or allergies at home. A reputable company can name the type of solution it uses, say whether eco-friendly or probiotic options are available, and confirm it rinses thoroughly so no residue is left sitting in the coil.
